Rent is rarely the whole premises cost. Outgoings, fit-out, the bond, professional fees and annual increases can turn an “affordable” headline rent into a very different multi-year commitment. This calculator lays that commitment out plainly — and, if you enter estimated sales, shows the occupancy-cost ratio and the sales you'd need to stay inside your target. It shows the questions to ask next; it doesn't decide for you, and it never labels a lease "affordable".

- Rent increases compound annually at the fixed percentage you entered; market or CPI reviews will differ.
- Year-one figures use today's outgoings and costs; both usually rise over the term.
- All figures are exclusive of GST and any incentives, rent-free periods or abatements.
- The occupancy-cost ratio compares premises costs to sales; a sustainable level varies by industry.
What this doesn't assess. This calculator is indicative only. It does not assess lease terms, incentives, tax, finance costs, legal obligations, property condition, planning approval or whether a location will succeed.
