It never looks inside your business; it reads the world around the address.
What Roocation is
Roocation is a location-intelligence tool for Australian business locations. You supply a business type and an address; it gathers the signals that shape a location decision — demand, the competitor landscape, local demographics, the catchment, access and transport, and public review patterns — and combines them into a single report. Those six categories are scored and weighted for your business type to produce a 0–100 Opportunity Score, and the report itself is organised into nine sections: Overview, Location Context, Competition, Demand & Gaps, Demographics, Catchment, Access & Transport, Reviews and a Report Summary.

In every case Roocation analyses the external conditions around an address. It does not assess how a particular business is run — it never touches internal sales, costs, staff or performance.
The problem it solves
Most location decisions are made under time pressure, with a leasing agent waiting — on a couple of site visits, a drive past on a good day, and instinct. The public data that could inform the decision exists, but it's scattered across census tables, business listings, maps and review platforms, and assembling it by hand takes days per site. Roocation brings that evidence into one consistent report for supported Australian addresses where enough recent public data is available. Coverage is checked before a paid report is generated, so you learn whether a location can be analysed reliably before any payment is taken.
What Roocation analyses
Each report reads six categories of evidence around the address, and each one is scored and weighted for your business type:
- Demand — public search-interest signals and local trading patterns that point to appetite for what you do.
- Demographics — who lives nearby, from the ABS 2021 Census: age, income, households and tenure.
- Catchment — the residents and workers realistically within reach of the address.
- Access — how people actually get there: walking, parking and public transport.
- Reviews — public review patterns among nearby businesses.
- Competition — the competitor landscape, split into direct and adjacent businesses.

What Roocation does not claim to predict
Roocation does not forecast revenue, guarantee outcomes, or score how well you'll run the place. It deliberately leaves out rent, lease terms and fit-out costs — those belong in your own deal analysis, kept separate on purpose. A strong location read is a foundation for a decision, never a substitute for one.
Evidence-led, cautious by design
Every finding is labelled by type — source data taken directly from a dataset, calculated values worked out from it, or derived signals inferred from several inputs — and by a Data Confidence rating of High, Moderate, Limited or Not enough. Where the data can't answer a question, the report says so rather than estimating. Each report shows the date it was generated, and demographic figures show their source year, with the ABS 2021 Census as the floor. Reports support your due diligence; they never replace it.

Roocation is built for Australian addresses, Australian public data sources and Australian decision contexts — from CBD tenancies to high-street strips to growth-corridor town centres. The specific cities and regions available at launch are still being finalised, so we don't assert live coverage for any particular address here. Why we built Roocation
Because too many good operators sign bad leases for reasons that were visible in public data all along — and too many good locations get passed over because the evidence for them was never assembled. The gap between what is knowable and what actually gets known before signing is the whole reason this product exists.
