A business catchment area is the geographic area from which a business draws — or could plausibly draw — customers. For an existing business, an observed catchment can be built from real customer-origin data. For a new or externally analysed location, catchment area analysis estimates potential reach using distance, routing, barriers and business-type assumptions. It's shaped by roads, transport and physical barriers, which is why a catchment is rarely a neat circle.

A common shortcut is to draw a circle on a map and assume everyone inside it is a potential customer. Real reach doesn't work that way. This guide explains what a catchment actually is, how observed and estimated catchments differ, why a radius misleads, and how to interpret one honestly — including what the data can and can't tell you.

What a catchment area is

For location planning, an estimated catchment is the area from which customers could plausibly reach the business under a defined set of distance, routing and business-type assumptions. For a convenience-led business it might be small and tight — the few streets someone will walk from. For a destination business people travel to deliberately, it can stretch much wider. The catchment isn't a fixed shape you can look up; it depends on your business type, how far your customers will travel for what you offer, and what stands between them and your door.

This is why the same address can have a very different catchment for two different businesses. A daily coffee stop draws from a short walk; a specialist clinic on the same corner may draw from across a city.

Observed versus estimated catchments

It's worth separating two different things people call a "catchment," because they come from very different evidence.

An observed catchment is built from real customer data — where customers actually came from, drawn from transaction, loyalty or behavioural records. Only an existing business with that data can produce one, and it describes what has happened rather than what's possible.

An estimated (or potential) catchment models who could plausibly reach an address, using distance, routing, physical barriers and business-type assumptions. It's what you use when there's no customer history yet — a new site, or a location analysed from the outside.

The distinction matters for interpretation. Roocation estimates potential catchment from external location evidence; it does not reconstruct actual customer origins or transaction behaviour. So a Roocation catchment answers "who could realistically reach this address?", not "who has walked through the door" — a useful basis for comparing locations, but not a record of real customers.

Why a radius is not a catchment

A "500-metre radius" or "5-minute catchment" sounds precise, but a straight-line circle ignores everything that shapes real movement. Roads rarely run in straight lines. A river, a rail corridor, a motorway or a large park can sit inside your circle while being effectively impassable — putting an address that looks 400 metres away well beyond practical reach. One-way streets, limited crossings and traffic all bend the real boundary further.

The result is that two addresses with identical radius circles can have very different practical reach or estimated potential catchments. Reading reach as travel along the real network — rather than distance as the crow flies — is one of the most useful corrections in location analysis. How catchment area analysis works — and its limits

Catchment area analysis estimates how far an address can be reached through the mapped road and path network under a consistent set of distance, routing and business-type assumptions. This gives an informed approximation of who can reach a location — useful for comparing addresses on the same basis, but an approximation, not an exact boundary.

It's worth being clear about the limits. A catchment estimate describes who can reach an address; it doesn't tell you how many of them will actually visit, or what they'll spend. Travel behaviour varies by time of day, purpose and mode of transport, and a model based on typical routing won't capture every local quirk — a shortcut locals use, or a barrier that only bites at peak hour. Treat the catchment as a well-informed starting point to verify, not a guarantee of reach.

Turning a catchment into useful insight

A catchment boundary on its own is just a shape. It becomes useful when you look at who is inside it. Once you know the realistic reach of an address, you can ask whether the people living, working or regularly spending time there match your business — the demographic and local-population question covered in using demographic data to judge a business location. ABS Census data can describe the resident population within an estimated catchment. Worker, visitor and daytime activity require separate evidence and should not be inferred from resident figures alone. A large catchment full of the wrong customers is worth less than a smaller one full of the right ones.

You can also read the catchment against competition. Competitor overlap can intensify the fight for the same customers, although a strong cluster may also attract more visits to the area. That is why catchment and local competition should be read together rather than treating every nearby competitor as demand lost.

Catchment for an existing business

Catchment isn't only a pre-opening question. If you already trade somewhere, your catchment can shift under you — a new road, a transport change, a development that redirects how people move, or a competitor opening inside your reach. What to verify

  • Read reach along the network, not as a circle — account for roads, transport and barriers.
  • Match the catchment to the people in it — reach means little if the demographics don't fit.
  • Check competitors within the same reach — read overlap alongside catchment, not as automatic lost demand.
  • Confirm on the ground — walk or drive the approaches at the times customers would actually travel.

Comparing catchments consistently

When you weigh several addresses against each other, the catchments are only comparable if they're built the same way. Use the same business type, the same travel assumptions, the same distance or routing method and the same data sources for every location. Change any of these between addresses and you're no longer comparing like with like — one site can look larger simply because it was measured more generously, not because its real reach is better.

Where the evidence comes from — and its limits

Catchment estimates draw on routing and map-network sources for the structure of roads and paths, distance and accessibility assumptions, and ABS Census QuickStats (note the source year) for the resident characteristics of who lives within reach. These sources support network structure and distance assumptions rather than a full model of how every person travels; ABS QuickStats describes resident characteristics, not everyone working or spending time in the area. Taken together they describe the area around an address, not marketplace sales — they inform who could reach a location, not what a specific business will earn. And as with any model, a catchment is an approximation: confirm the approaches and travel patterns in person before relying on them.
